Time-lapse showing progress at 220 Blackfriars Road

At the end of 2025, we were asked to create a progress edit to show work so far at 220 Blackfriars Road – as you can see, fantastic progress has been made over the last 18 months!

From demolition in May 2024 and the bulk dig later that summer, to the huge milestone of the slipform topping out and facade panels starting to be installed in November this year, the team and contractors have tackled every challenge head-on. The progress made onsite is a testament to the skill and perseverance of everyone involved.


220 Blackfriars is a mixed-use development that JTRE London are building in partnership with Southwark Charities.

Southwark Charities are a grouping of five old established charities, and has a long history of charitable giving to Southwark residents that are in need stretching back over 400 years. It manages almshouses on behalf of Southwark (Christchurch & St Mary’s) Charities, offering older people the opportunity to lead independent lives in a safe, secure and supported environment. Southwark Charities also makes grants to a diverse range of local community groups and Charities who are working with Southwark’s older people. In addition, it pays modest annual grants to 200 individual members, and this group, together with the almshouse residents, are invited to participate in a range of events and activities throughout the year, including theatre shows, seaside outings, day-trips, visits to historic places and Christmas lunch.

The 220 Blackfriars project will create an exemplar development that will allow Southwark Charities to continue to provide truly affordable residential homes on some of London’s most expensive real estate. When completed the development will include a 15-storey tower and a second 22-storey office building. The first tower will deliver a new almshouse comprising 64 generous one-bedroom flats, together with a lounge and gardens for residents on the ground floor, and an exclusive roof terrace and conservatory on top, with views eastwards across the city. The second building will comprise of 220,000 sq. ft. of grade A offices, attractive roof gardens and a new food and beverage offering (cafe/pub). You can find out more about the project here >

220 Blackfriars is a flagship project for JTRE London, and they wanted a film to showcase their work during 2025, as a bit of an end of year celebration on social media. The time-lapse film showing progress on site was a fantastic way to do this!
